Tandora - Property Auction Buyer Checklist

Use this checklist before bidding on any auction property to ensure a safe and informed purchase.

1. Auction Documents – Review auction terms, EMD requirements, payment timelines, reserve price, and all applicable conditions carefully.
2. Physical Inspection – Visit the property to assess its condition, utilities, access, occupancy status, and potential repair or renovation costs.
3. Verify Title & Ownership – Confirm clear title, legal ownership, and ensure there are no disputes, encumbrances, or pending liabilities.
4. Market Valuation – Compare nearby property prices and obtain an independent valuation to avoid overbidding (if required).
5. Finance Preparation – Arrange funds or secure loan pre-approval in advance and determine your maximum bid limit (if required).
6. Additional Costs – Budget for stamp duty, registration charges, legal fees, government dues, possession expenses, and other incidental costs (if required).

Mandate Agreement Process

The buyer must accept the Mandate Agreement to proceed with the “For Sale of Property” process (will be provided shortly).

1. The buyer will be required to enter the following details:
   • Name
   • Mobile Number
   • Aadhaar (Optional)
   • Property Details
2. After entering the details, the buyer must click “Send OTP.”
3. An OTP will be sent to the registered mobile number via SMS gateway.
4. Upon successful OTP verification, the Mandate Form will be marked as digitally signed.
5. The system will capture and store the date and IP address for record purposes.
6. A PDF copy of the signed Mandate Form will be automatically generated and emailed to both parties.
